Help Us Help You, Inc. will never ask you for money before, during, or after the sale of your property – not for repairs, inspections, appraisals, closing costs, or anything else.  When you sell to Help Us Help You, Inc., you will be the one getting paid at closing.

Help Us Help You, Inc. will pay for all of your traditional closing costs such as title insurance, escrow fees, document preparation, recording fees and notary fees. Any liens and or back taxes owed will be taken out of your proceeds and paid for you via the title company, so there is no need to bring any money to the closing as it won’t cost you anything to sell to us.

Also, whatever net price we agree upon will be the amount of money that we will pay you at closing. Our Straightforward, Transparent, Streamlined process makes selling exciting and easy and will put cash in your pocket as quickly as possible!

We will close at a local, reputable, licensed, title company as quickly as possible, so you’ll get cash in your pocket fast. And as always, Help Us Help You, Inc. will pay all of your closing costs and we don’t charge fees, so again, there is no need to bring any money to the closing.

We will send your money to the title company on the day of closing. Once the title company verifies all the closing paperwork and records everything with the county, the funds will be electronically wired to your bank account typically in 1 business day.

Please arrive to Closing – 30 minutes early. The closing process is very simple and is normally done in an hour but most times sooner. Prior to closing, you will need to complete your digital checkout no later than 12:00 noon CST the day before your closing date. This helps us ensure your home is in the same condition as it was during the assessment and that you removed any and all items that you wanted from the property. 



Remove Items from your property: Make sure you have removed everything that you want to keep from the property. Don’t worry about cleaning. Our crew will handle the clean-up. 

Items to leave: All built-in kitchen appliances that you are selling with the home, extra keys, and remotes.

Anything attached to the house should remain with it. Agreement specific: All the information you need will be listed in your Sales Agreement. However, if you have any other questions, you can contact us at

Complete your digital checkout by uploading a few quick pictures of your home showing that it’s in the same position that it was when our offer was made. Your pictures can be uploaded here or via our contact form on our “contact” page.

This helps us confirm the home:  Is in the same condition as it was during the assessment (e.g., no major damage since we last viewed it), Is vacant: No one is living in the home and that all items inside and outside that you want to keep have been removed, including working and non-working vehicles.

If you are selling a Rental property with tenants, they may be expected to be there per our agreement. If you have any difficulty uploading photos, please reach out to us in a timely manner at 817-422-2610.

If possible, Leave your utilities on: 
Please schedule your utilities to remain active until 3 days after your move-out date. We use that time to make sure we can get all accounts transferred, although we try to have all utilities changed on the day you close.


Bring your Keys, Garage Remote & Warranties:
Please bring all keys with you to the closing such as your mail key, pool key, gate key, and related items (e.g. garage remote opener, appliance warranties, any other warranties). 

Forward your mail 
In case you haven’t already, please contact the United States Postal Service to forward your mail to your new address.
